What your policy actually covers in Greenbelt

Most homes in Greenbelt are covered by an HO-3, the standard form for an owner-occupied house. It covers the structure against everything except what the policy explicitly excludes, and your belongings against a named list of events.

The six coverages

Every homeowners policy is built from the same six parts. Knowing which is which is most of what people are missing when a claim disappoints them.

E — Personal liabilityIf you are found responsible for injuring someone or damaging their property.
F — Medical paymentsSmaller medical bills for a guest hurt on your property, regardless of fault.

B, C and D are usually percentages of A. That is why Coverage A is the number worth getting right — nearly everything else moves with it.

Named perils and open perils

A named-peril policy covers the events it lists, and nothing else. An open-peril policy covers every cause of loss except those it excludes. The difference decides who has to prove what: on a named-peril policy you show the cause is on the list; on open peril, the insurer has to show it is excluded.

The sixteen standard named perils are fire or lightning, windstorm or hail, explosion, riot, aircraft, vehicles, smoke, vandalism, theft, volcanic eruption, falling objects, weight of ice or snow, accidental discharge of water, sudden tearing or burning of a heating or air conditioning system, freezing of plumbing, and sudden damage from artificially generated electrical current.
